The platform operates with three distinct roles. Each role has a defined scope of visibility, action, and access level. No self-service registration — all accounts are created by the Operator.
Browse curated distressed deals before they go public
As a qualified investor member, you get gated access to off-market distressed property opportunities in Dubai — assets that never reach public portals. Submit interest, upload PoF, and unlock full deal packs after Operator approval.

Brokers are the deal pipeline of DealDock. You submit distressed assets for operator review, share teasers with your buyer network, and earn commission on successful transactions — managed offline via the operator.

What about Buyers introduced by Brokers?
Buyers introduced via a Broker have no direct platform login. They are reviewed by the Operator, and introductions are managed through a structured process — DealDock handles the relationship on both ends.
How a Deal Moves
Through the Platform
Every deal on DealDock follows a structured 10-step lifecycle — from operator upload to transaction close. No deal advances without deliberate operator action.
Operator Uploads Deal
Broker or Operator submits a distressed asset with Layer 1 teaser details and Layer 2 full pack.
Teaser Goes Live → Active
Deal is published to all qualified members. Asset type, area, price range and reference code visible.
Members Browse Teasers
Investors and Brokers view active deal teasers on their dashboard. Sensitive data remains hidden.
Interest Submitted + PoF & NDA
Investor clicks "Submit Interest", uploads Proof of Funds and acknowledges the NDA agreement.
Operator Qualifies Buyer
Operator reviews buyer profile, PoF documents and NDA status before approving full access.
Full Pack Released
Approved investors get access to exact address, seller identity, P&L, title docs and photos.
Meetings & Due Diligence
Qualified buyer and seller engage directly under operator supervision for due diligence.
Negotiation → Under Offer
Deal status changes to Under Offer. Visible to members but locked for new interest submissions.
Transaction Completed
Deal is closed. 1% transaction fee collected. Operator logs completion and archives deal.
Deal Marked Closed
Deal removed from active feed. Archived for internal records. Operator notified of revenue event.
Two Layers of Deal Access.
Confidentiality at Every Stage.
Every deal on DealDock has two distinct information tiers. The division between teaser and full pack is critical to maintaining confidentiality and controlling the qualification funnel.
Teaser — Public to All Members
All verified members can browse Layer 1 deal teasers immediately after login. Enough detail to assess fit — not enough to identify the asset.
- Asset type (commercial, residential, F&B, etc.)
- General area / district — not exact address
- Price range or asking price
- Revenue range (where relevant)
- Short opportunity summary — 3–5 sentences
- Deal reference code (not business name)
Full Pack — Post-Qualification Only
Full deal packs are unlocked on a per-deal, per-buyer basis. A buyer approved for Deal A cannot see Deal B's full pack — controlled entirely by the Operator.

- Precise location and address
- Seller identity and contact details
- Full financial package — P&L, revenue, costs
